How to bid on a Chatham-Kent tax sale

Most Ontario tax sales are sealed tenders with one chance to bid. There is no second round.

  1. Get the tender form (Form 7) from the Municipality of Chatham-Kent or the Government of Ontario's forms site.
  2. Bid at least the minimum tender amount, and attach a deposit of at least 20 percent of your bid by money order, bank draft or certified cheque made out to the Municipality of Chatham-Kent.
  3. Seal it in an envelope addressed to the treasurer, marked as a tax sale and naming the property. It must reach the office by the deadline on closing day, which the rules set at 3:00 p.m. local time.
  4. The highest valid bid wins. The winner has 14 days from the day the treasurer's notice is mailed to pay the balance, land transfer tax and any taxes that have built up since.

You cannot go onto the property first, someone may be living there, and a sale can be cancelled right up to the end. Read how Ontario tax sales work before you bid.

Chatham-Kent tax sale questions

Is there a Chatham-Kent tax sale right now?

No. Chatham-Kent has no tax sale open right now. Its last one closed on Wednesday, October 21, 2026 with 9 properties.

How often does Chatham-Kent hold tax sales?

There is no fixed schedule. A sale can follow once taxes on a property have gone unpaid long enough and a one-year redemption period has run out. We have 11 closed sales from Chatham-Kent on record since 2018, covering 111 properties.

Where are Chatham-Kent tax sales advertised?

Every Ontario tax sale must be advertised once in the Ontario Gazette and once a week for four weeks in a local newspaper. Where there is no suitable newspaper, the notice is posted at the municipal office and one other prominent place instead.

What is the minimum bid at a Chatham-Kent tax sale?

The minimum is the cancellation price: the unpaid taxes plus penalties, interest and the municipality's costs. It has nothing to do with what the land is worth. At past Chatham-Kent sales, minimum bids have run from $5,732 to $249,576.
