How to bid on a Ottawa tax sale
Most Ontario tax sales are sealed tenders with one chance to bid. There is no second round.
- Get the tender form (Form 7) from the City of Ottawa or the Government of Ontario's forms site.
- Bid at least the minimum tender amount, and attach a deposit of at least 20 percent of your bid by money order, bank draft or certified cheque made out to the City of Ottawa.
- Seal it in an envelope addressed to the treasurer, marked as a tax sale and naming the property. It must reach the office by the deadline on closing day, which the rules set at 3:00 p.m. local time.
- The highest valid bid wins. The winner has 14 days from the day the treasurer's notice is mailed to pay the balance, land transfer tax and any taxes that have built up since.
You cannot go onto the property first, someone may be living there, and a sale can be cancelled right up to the end. Read how Ontario tax sales work before you bid.
Ottawa tax sale questions
Is there a Ottawa tax sale right now?
No. Ottawa has no tax sale open right now. Its last one closed on Wednesday, July 24, 2024 with 2 properties.
How often does Ottawa hold tax sales?
There is no fixed schedule. A sale can follow once taxes on a property have gone unpaid long enough and a one-year redemption period has run out. We have 4 closed sales from Ottawa on record since 2018, covering 20 properties.
Where are Ottawa tax sales advertised?
Every Ontario tax sale must be advertised once in the Ontario Gazette and once a week for four weeks in a local newspaper. Where there is no suitable newspaper, the notice is posted at the municipal office and one other prominent place instead.
What is the minimum bid at a Ottawa tax sale?
The minimum is the cancellation price: the unpaid taxes plus penalties, interest and the municipality's costs. It has nothing to do with what the land is worth. At past Ottawa sales, minimum bids have run from $12,761 to $251,995.
